Commercial insurance coverage
Cover the risks of running a property business.
We examine the insurance for your management services and money-handling duties alongside any property you need to insure. Each policy has its own triggers and exclusions.

Choose a policy to read about
Professional liability
We seek professional liability cover for your management services and check the activities included in each quote.
An owner could allege that a tenancy administration error caused lost income. We check how the proposed policy defines that service and explain the exclusions and reporting terms relevant to such an allegation.
See how we assess this cover →Commercial crime
Crime insurance for specified theft and fraud losses, with close attention to money you hold for property owners.
A fraudulent contractor email could persuade a manager to approve a payment to the wrong bank account. We compare social-engineering terms with the funds-transfer agreement and explain any verification condition attached to that cover.

Commercial property insurance for your buildings and other insured property, with values and occupancy checked before we seek terms.
Completed alterations can change the property that needs to be insured. We account for the improvements in your submission and check how the proposed policy values the building and treats any remaining construction.

We take the account from application to comparison.
We handle the submission and market questions, then explain the options in terms of your property business.
We establish the insurance needs
We work through your locations and management services, including the accounts through which you handle owner funds.
We request terms
We prepare the application, seek insurance proposals, and handle follow-up about your services or payment controls.
We recommend an option
We read the quotes and explain the material differences, from the professional-services definition to crime sublimits and property conditions.
Services
Professional liability for management services.
Client funds
Crime cover for the funds you handle.
Property
Building cover for your insured interests.
We check who is insured for which responsibility.
A manager can accept responsibility under an agreement without gaining cover under the owner’s policy. We examine the services and obligations your business has accepted, then check how the insurance proposals address them.

The submission names who holds what
An owning entity, a managing agent, and a lender can all have an interest in one building. We set out those interests before the account goes out, so a proposal is not quoted against the wrong insured.
Agreements read next to the policy
Management agreements and leases can assign duties that sit outside a building policy. We compare the obligations you have accepted with what each proposal actually grants, and say where a gap remains.
Money you handle for other people
Rent, deposits, and contractor payments move through accounts you control. We check how the crime terms treat those funds and how they respond to a fraudulent payment instruction.
Let us shop insurance for your property business.
Tell us whether you own buildings, manage them for others, or do both. We will work through the account with you and establish what we need to obtain insurance proposals.
We compare contract requirements with the policy.
We read the management agreement alongside proposed policies and endorsements. If a certificate lists insurance that does not address a requested term, we explain the mismatch and seek the available wording.
- Management agreement: the services we need to insure
- Policy schedule: the entities and property included
- Endorsements: terms that change the coverage
Your office belongs in the insurance account too.
If you rent a management office on Van Ness Avenue and oversee client buildings elsewhere in San Francisco, we distinguish the office from those managed properties. We check your lease obligations for contents and improvements, then describe the client services separately. That gives the insurance market a clear account of your own premises and the work you perform for owners.
Property business insurance FAQ
Answers about management errors and client funds.
Does the owner’s building policy cover management errors?
A building policy does not by itself establish coverage for an alleged error in professional management services. We check the manager’s professional liability terms for the services performed, separately from the owner’s building cover.
How should an account describe money held for owners?
We identify the owner of the funds and the entity controlling payments when preparing a crime submission. We then check whether the proposals include money held for clients, since cover for the manager’s own funds may have a different scope.
Is a fraudulent supplier payment the same as a stolen transfer?
Policies can distinguish a payment approved after deception from an unauthorized transfer. We compare social-engineering and funds-transfer terms, including the separate limits and required checks for changed payment instructions.
